A model city master plan is for 50,500 inhabitants and up to 100,000 with visitors and employees. The site area of 1,440,000 sqm in Amman- Jordan is designed to be a high value and prominent business park with residential, commercial, hotels, retail and community facilities with an American university to serve the military hospital on site. The site design maximizes density and the areas used within each plot while minimizing the amount of land that was being used. Undeveloped zones with critical habitats are protected and being used as open green spaces. Parking is mostly located underground to minimize the hard surfaces on site to control storm water. The site is designed to take advantage of the topography while increasing the views over the park and the wadi.
The green strategy starts at the KH central park which is the heart of the development. Higher density program occurs along the edge of central park and is connected to the other parts of the site by delta parks. Along the delta parks and close to central park, high density mixed-use developments are located while townhouses and villas (medium and low density development) are located at either side of the green deltas as you head towards the wadi. There are also community parks as well as public squares and plazas.
