The design approach was to create a master plan that brings global vision, yet is exclusive to the environmental characters of Al Khor. It is both a paradigm for clean, integrated and sustainable future living and a rare opportunity to create a vibrant mixed-use neighborhood with easier access to the waterfront. This is achieved by combining compact, dense and vibrant environments with open, green breathing space.
The 5.5 million square metre site consists of four distinct parts that are integrated into a unified, coherent and organic whole. Served by an excellent transport infrastructure designed for a diverse and rich mix of residents and visitors is the artery of this development that is set to allow for the tram-line, vehicle lanes, cycle routes in addition to the pedestrian paths through the development.
A central feature of the project is a pedestrianized public space arranged around at the link between the mainland and the avicennia, lined by restaurants, cafes and retail elements to create a series of new public spaces. A range of mixed-use buildings are integrated into this to space become a dynamic urban focus for Al Khor City.
Once complete, the new Mangrove Island with space for extensive public functions and terraces will provide spectacular panoramas over the Khor in general.
